Choosing your new home is one of the most important decisions you'll make. It's important to us and you that the home is suitable to meet your circumstances. The last thing we want to do is offer someone a home and for it to be not suitable for their needs. For this reason anyone interested to rent a property from us will need to go through our application process.

The Application process explained

Our application process is straightforward.

 

Viewing - During the viewing of the property, if you are interested to be considered we ask that you fill in an Applicant Screening Form. This captures some basic details about the household and applicants. This can be filled at the time of viewing or returned to us later. It enables us to determine whether we think the property is suitable for you. If we think that the property is suitable then you can then start the application :-

 

1. Complete an application form & sign the tenant consent form – An application form for each adult who will be living at the property must be completed along with a tenant consent form which gives us permission to do a credit check and referencing. Each applicant will be emailed the forms. These can be completed and signed electronically directly to us. Alternatively we can provide paper forms which you can complete and return via email or you can return to us by post.

 

2. Transfer the holding payment – A holding payment is needed to reserve the property for the applicants whilst we carry out referencing checks. The  holding  payment  will be no more than the equivalent of one week’s  rent, it is not a fee. Landlords and letting agents are not allowed to charge fees as of 1st June 2019. The holding payment will be deducted from the first months rent.

 

3. Identification  (Right  to  Rent).  We  are  required  by  the  Government to verify  the  identity  of  all prospective tenants and any occupiers over the age of eighteen. We will require photo ID usually a passport or driving licence (Passport for non-UK residents). These can be emailed to us.

 

Referencing Process. We will require 3 months wage slips for employed persons or a copy of the most recent set of accounts for self employed persons. We require 3 months bank statements for each applicant.

 

As part of the referencing process we will undertake the following for each applicant :-

 

  • A credit check.

  • A current or previous landlord reference.

  • A reference will be obtained from your current employer (if employed)

 

 

NOTE - It is important that all applicants complete the application forms accurately and provide all necessary information required for referencing to take place. In the event that the referencing process is unsuccessful as a result of the applicants being unable to provide the necessary information or as a result of inaccurate information provided or if the applicants decide to withdraw from the referencing process then we reserve the right to charge for any work undertaken during referencing up to the value of the holding payment.

Rent & Deposits

All rents are paid in advance. One months rent (less the holding payment) needs to be paid in cleared funds prior to the tenancy being signed and the keys handed over.

All properties require a deposit,  this is paid in cleared funds  prior to the tenancy being signed and the keys being handed over. This is normally equivalent to one months rent.
