We offer two services for landlords looking to market their properties.
Fixed low prices with NO hidden extras - No VAT to pay
Service1. Tenant Find - Only £349 (No VAT)
We will find you a new tenant(s) for your property. This service covers all aspects of marketing the property, searching for and approving a suitable tenant(s) and setting up the tenancy, ensuring all statutory requirements are complied with. There are no hidden extra's. This fee is paid by deducting from the first months rent. The service is inclusive of :-
Property Appraisal & professional photographs
Marketing on Zoopla, Prime Location and Ambrose Lettings website
To-Let Board If (required)
Accompanied viewings with potential tenants
Full tenant Referencing service on potential tenants (Identity checks, Right to Rent checks, Affordability check, Credit check, employment and housing history)
Setting up of tenancy agreement
Collection of first months rent and deposit
Deposit Registration with the DPS
Tenant Check in - meter read, Utility companies & local authority informed
Issue of all legal tenancy paperwork with receipt to landlord
HMO & Student lets - For HMO & Student lets the tenant find prices are £349 per room.
Having used the tenant find service the landlord has the option to manage the tenancy themselves or utilise our fully managed service.
* Please note we are unable to offer our fully managed service for properties with multiple tenancies i.e. HMO & student properties at the moment.
Service 2. Fully Managed - Only 10% (No VAT)
We will manage your tenancy for just 10% of the monthly rent and be the first point of contact for your tenant(s). We will accept properties which are already tenanted (subject to all legal tenancy paperwork being in order). For properties where you wish us to find you a tenant, the tenant find fee as detailed above is payable. The fully managed service is inclusive of -
Fully managed tenancy
Reporting and organising repairs as required.
Notifying all statutory work to meet legislation i.e. gas safety certificates, legionella checks, EPC, smoke alarms and arranging work if required.
Rent collection and forwarding
Regular rent statement reporting
Regular property inspections and reporting
Issue of any legal notices if required
Retain one set of property keys
Property Checkout including assessment of property condition, agreeing deposit return with any deductions if applicable & meter readings.
* Please note that at the present time we are only able to offer our fully managed service to properties with a single tenancy. We are unable to offer our fully managed service for properties with multiple tenancies i.e. HMO & student properties.
Other Fees for fully managed service (No VAT)
We have a very straightforward & clear pricing structure.
Tenancy Renewal - After the initial fixed term (normally 6 months) of the tenancy has expired, the tenancy will automatically move to a month by month rolling tenancy. If you wish to renew the tenancy for a another fixed term this can be arranged subject to tenant approval for £49.
Deposit Registration Fee - £0. We do not charge to register the deposit
Check Out Fee - £0. We do not charge a tenant checkout fee.
Inventory Fee - £0. We do not charge an inventory fee.
Rent Revue Fee - £0. We do not charge for a rent revue.

Fitment of smoke alarms (10 year life)
